QUALIFICATIONS FOR APPROVAL

  • Credit score of at least 550 (we use VantageScore 3.0)
  • Income must be 3X the monthly rental amount (Each roommate should earn 1 1/2 times the rent)
  • For self employment we require most recent taxes and 3 month of bank statements
  • Minimum 2 years positive verifiable rental history
  • Evictions and/or judgments for rent will not be accepted
  • Cannot have any monies owed to current or previous landlord(s)
  • Bankruptcies must be discharged - No Exceptions
  • We do not rent to sex offenders
  • Applicants cannot have any felony convictions less that 10 years old
  • Criminal convictions may result in denial of your application
  • For service/ESA animals, current doctors note required from a local physician showing length of time as a patient
  • In state co-signer may be permitted for full time students

Note: We do not allow businesses to be run out of any rental property

IF YOUR APPLICATION IS APPROVED WE REQUIRE THE SECURITY DEPOSIT AND SECURITY FEE IN THE FORM OF CERTIFIED FUNDS OR VIA VISA OR MASTERCARD (WITH A 3% CHARGE) AND A SIGNED LEASE WITHIN 24 BUSINESS HOURS OF YOUR APPROVAL.

Other Applicable Charges:

*PAYMENT OF ADDITIONAL SECURITY DEPOSIT UP TO 1 AND ½ TIMES THE MONTHLY RENT MAY BE PAID UNDER CIRCUMSTANCES TO OFFSET RISK FACTORS PRESENTED IN AN APPLICANT’S RENTAL, EMPLOYMENT, OR CREDIT HISTORY.

*LEASE START DATE:
OCCUPIED PROPERTIES: MUST BE NO LATER THAN 1 WEEK PAST THE AVAILABILITY DATE LISTED IN THE ADVERTISEMENT.
VACANT PROPERTIES: MUST BE NO LATER THAN 2 WEEKS PAST THE DATE THE APPLICATION IS APPROVED

*IF MOVE IN DATE IS ON THE 16TH OR AFTER, YOU WILL BE REQUIRED TO PAY THE FULL NEXT MONTHS RENT WITH MOVE IN AS WELL
